Do not cut corners – choose a lender who requires income documentation and at least a soft credit check.
Work with a responsive lender who communicates well and is available on weekends, as offers are often reviewed on Mondays. The wrong lender could be a disadvantage in a competitive market.

Here’s a crucial tip: sometimes agents list homes below market value to drive activity. For example, if a home is listed at $900,000 but similar homes in the area sold for $1 million, offering $1 million is actually offering what the home is worth.
Understanding this concept can give you a competitive advantage, even though it’s natural to feel uneasy about the gap between the listing price and the home’s actual value.
So, You’ve found your dream home and you’re ready to make an offer. Besides the amount of money you offer, other factors can make your offer stand out. While the dollar amount is important, it only accounts for about 60% of the seller’s decision. Terms and communication each account for about 20%.
Communication is key. Sellers and their agents prefer a smooth transaction and pay attention to how well the opposite side communicates. Good communication can indicate how smoothly the process will run. I build relationships with the listing agents from the start, even before my clients decide to make an offer. This investment in communication can pay off when submitting an offer.
You also have control over inspection, appraisal, and loan contingencies. Shortening these contingency periods, even slightly, can help your offer stand out. It’s important to understand the risks and responsibilities involved, which a good agent should discuss with you before placing an offer.
